5 easy steps to renting the Perfect Property for you



  • Step 1 - Setting your budget


    Before you start looking for the right room/property, first consider what your priorities are - location, size or number of bedrooms, en-suite and match them against your available budget.  You will need to prove an income of 3 times the rent of renting a house and at least 2½ times the rent if renting an ‘all inclusive of bills’ room.

    You can then start looking for the right room/property that meets your criteria. You can register with us for property and room updates. Go to our Contact Us page and complete your details, it's a great way to ensure that as soon as any room or property becomes available that matches your criteria you are immediately notified.

  • Step 2 - Book a viewing


    Once we have a perfect room or perfect property available that you may be interested in, get in touch …

    Our staff are fully trained in helping you find the perfect home so the more information you can give them to explain exactly what you are looking for and what is on your wish list will assist them in helping you to find a ‘home’.

  • Step 3 - Making a decision and competing the paperwork


    If you would like to rent a room / property that you have seen you should then notify us quickly that you would like to rent it out. From a finance perspective make sure that you have the security deposit, any admin fees and the first months’ rent ready.  At this stage you will normally be asked to pay the admin fee and this will hold the room / property for 7 days so you can complete the application form and provide us with your documents*.

  • Step 4- Referencing


    The referencing process then begins and as a minimum will include:

    • References from your current and previous landlord and employer
    • Credit checks
    • Providing identification of who you are (*passport (with visa if necessary) &/or driving license, bank statement, pay slip)

    In some circumstances you may be asked to provide a guarantor. The same reference checks are then carried out for your guarantor as were done for you.

    We will then inform you if your application has been successful.

  • Step 5 - Signing the tenancy agreement and paying the tenancy deposit


    A tenancy agreement is then drawn up which details all of the legal and contractual obligations that both you and we have to adhere to. It is important that you are familiar with the agreement before you sign it so we make sure that you see a draft agreement when your application is accepted.

    The security deposit and the first rental payment is then taken. It is a legal requirement that the tenancy deposit is registered with a Government approved deposit scheme after it has been paid.  Before you can move in you must pay the balance of any monies owed such as the first months' rent, the deposit and any outstanding fees.

    Once all the documents are signed and we have all OK’d the paperwork and inventory we hand over the keys to the property…
